Property Management

BBW Homes LLC offers the following Property Management Services:

  • Advertise vacant property for rent on company website and various internet marketing sources.
  • New tenant placement including screening/background check
  • Sign and renewal of lease agreements
  • Collection of all rents and deposits as they become due
  • Handle all communications with tenant
  • Perform necessary repair, maintenance and “make ready” of property
  • Perform any level of rehab that may be required.
  • Obtain necessary inspections for re-occupancy
  • Order and pay appropriate utilities on behalf of owner if/when required
  • Sue and recover for rent and for loss or damage to property
  • Preparation of monthly management reports

BBW Homes currently manages over 650 properties for over 120 investors.

We charge: Eight percent (8%) of collected rent as a management fee; Ten percent (10%) mark up on actual cost of labor and materials; and one half (1/2) month's rent for placing new tenants. Our labor rates vary between $15 and $25 per hour, depending on skill level.

Investors are sent management reports monthly consisting of income, expense, and summary of work orders for last two months. Reports are emailed and payments are made by check or ACH.

There are 6 office personnel who handle all administrative functions as well as leasing. We use 28 technicians who handle maintenance calls and make readies. Roofing, sewer cleaning, carpet cleaning and install, tree work, appliance repair, some HVAC, floor refinishing, and pest control are contracted out. We send enough work to these subs that we receive great service and prices.

Currently newly listed properties receive deposits within two weeks.
