1 - Minimum Age Requirement

At least one applicant must be over 25 years of age.

2 - Income Requirement

Gross (before taxes) monthly income for the household must be at least 3.5 times the monthly rent.  Check individual property listings to see the minimum income requirement. You must be on your current job at least 6 months. Two of your most recent check stubs will be required to show proof of income.

3 – Background Check

We use Case.Net and other internet sources to perform a tenant screening background check. We look for:

Landlord Suits - No evictions and/or rental judgments within the last 5 years
Bankruptcy - Must be discharged
Felonies or Drug Arrests - None within the last 10 years
Children ages 13-19 - We need proof they are either enrolled in school or employed

4 – Credit Check

We run a tenant screening credit report to determine if there are outstanding judgments or collection accounts with utility companies.

5 – Home Visit

The final step in the application approval is a Home Visit to the applicant’s current residence.  If a Home Visit can not be performed for any reason, an additional $300 security deposit may be required. (Note: This requirement has been temporarily suspended due to COVID-19)
